1. Why invest in land?

 Ans: Investment in land is not just about ROI. Land can legally stay in your family as a long term asset which can be utilised by having your own bungalow ( kokan home ) and indulging in gardening. The land cannot be misused like cash, but can be liquidated in case of emergency. Having your own land & bungalow in kokan is a dream.

Ans: Kokan is a nature’s paradise of Maharashtra full of nice beaches, friendly people and potential for rapid development. Guhagar is a developing tourist destination located strategically from Mumbai and Pune. Fully legal and secure land dealings are possible here. The taluka is safe with no history of violence of any kind.

How developed is Guhagar?

Ans: Guhagar is a taluka place. The taluka has nationalised banks, public transport bus service supported by private cars & auto-rickshaws, number of fuel stations on Chiplun-Guhagar road with Shringartali as a central marketplace. There are a number of educational institutions in Guhagar. The taluka has good digital connectivity.

4.How do we reach Guhagar?
Ans: Guhagar can be accessed by Road from Mumbai by the Mumbai-Goa Highway. Guhagar is well connected by road From Pune, Satara, Kolhapur, Nasik and other parts of Maharashtra. Konkan railway has numerous trains which have a stop at Chiplun. From Chiplun, Guhagar taluka starts at around 20 km and Guhagar beach is 45 km. The present project” Sahayog” is 35 km & our Karmayog Resort 30 km from Chiplun.

What is Infrastructure in Guhagar?

Ans: Number of Petrol stations on  Chiplun Guhagar road, Nationalised Banks branches, Schools with English medium of all boards, Colleges, communication facilities and roads connected to all villages. Local transport is MSRTC, autos and private rented vehicles. Medical aid is available with a number of doctors and chemists.Dabhol power project, generating electricity is located at Guhagar. Shringartali is fast developing marketplace.

What are the key features of the current project?

Ans: The current project ‘ Sahayog ‘ is fully sanctioned just like its predecessors and has features like laterite wall fencing for each plot,plinth marking, portability certified water supply, electricity, common amenities like recreation grounds with gardens, society office, internal roads with avenue plantation and rain water harvesting. The project is RERA registered, located at a prime location on Shringartali-Ganpatipule road. Each plot has a separate 7/12 and map.

Who takes care of maintenance of the plot/common amenities?

Ans: Once the project is more than 50% sold, a society is formed to manage the common amenities and the project. The society operates with caretakers for project maintenance. The societies for our previous four projects are functioning smoothly and the projects are being maintained by these respective society managing committees.

Do you offer plots with bungalow?

Ans: Most of our clients buy the plot first and then construct a bungalow if they wish to as per their preferred design and specifications. We at OM enterprises also offer to build a bungalow of your choice with full responsibility. However, so far only 10% of our plots owners have built bungalows on their plots and hence we do not offer plot with bungalow as a package. Once you build a house, it starts depreciating & needs maintenance, whereas plain land always appreciates. Hence we believe you should spend to build a house when you are in a position to utilise it.

What would be the return on investment of I buy a plot now?

Ans:  Since we started these projects in 2009, the rate has approximately increased y 10-12 % per year. This might not be as lucrative as some other investment options. However, our clients do not buy plot in our projects solely from investment point of view. They also wish to have a land of their own in Guhagar in a project which is safe, secured, legal and executed with utmost care andattention to detail. They do have some connect to Guhagar/Konkan or a liking for the region and are interested in it as a long term investment/commitment to enjoy ownership.
